This 44 Wihongi Street, Kaikohe. We bought this house in 2020 and lived in it for four years before life took us out of town. It's been tenanted since, so we've seen it from both sides, as a home and as a rental, and it's been good to us on both counts.

It's a tidy 1960s three-bedroom home. Nothing flash, just a solid, house that's easy to live in. The house is healthy homes compliant with a heat pump which was installed in 2021. There is an attached carport and shed for extra storage.

The section is 809m² and is private but still sunny with an almost complete fencing and hedge, so you get that tucked-away feel without being closed in. There a bunch of fruit trees: Peaches, lemons, grapefruit, feijoas, loquats and grapes. Being near the edge of town it feels a bit rural, but you're still only a couple of minutes from everything in Kaikohe. Good neighbours, too, which counts for a lot.

The Subdivision Consent:

Here's something a bit different: the site has resource consent to subdivide into two lots: one house lot, and one 365m² vacant site. That consent is granted and lapses 10 May 2027 (extensions are possible), and it passes to you as the new owner.

To be clear, the subdivision works aren't done and you as buyer would need to complete them. Costs are around $40,000 to get the new title across the line, and we're happy to share the detailed costings on request. So you could keep the whole 809m² as-is, or do the work and end up with a spare section to build on, sell, or hold. If you aren't sure, complete the survey and have it approved to give yourself three more years to complete the physical works.

For investors:
