Outstanding opportunity in Central Hawkes bay, 2966 State highway 2, Waipukurau.

This property has a GV of $1 million. A modest three bedroom batten house with a portable one room sleep out. The title represents 13.5028 ha, but there is also approximately 4 ha leased from the regional Council. There is also approximately 10 ha of river bank and stop banks that are used as part of the farming operation. The property is classified as a floodplain so there is no option to subdivide.
Although wet in winter the farm is summer proof and boasts very furtile soils on the lower end and is free draining on the higher ground. The house and sheds have never been under any threat of water.
The large shed has four stables, a lockable tackshed, a butcher shop with a chiller and a workshop, including a car hoist.
Two hay barns that can store approximately 850 bales and a covered shed that can accommodate a large truck adjoin the stable complex.

We suggest several options for the property:

Option one horses.

There are eight small paddocks near the shed and another seven large paddocks that are currently used for cattle and haymaking. Option two, farm kill operation.
This property is currently operating as a registered Home Kill operation. As a going concern the crane truck is also available. The butcher shop is equipped with a chiller and freezers,a bandsaw, mincer and plenty of beef hooks and gambrels.

Option 3, farm.
There is 33 acres on the title in approximately 8 acres leased from regional Council and approximately 20 acres of riverside grazing. Currently trying nurse cows as well as milk powder calves and have always carried cattle through to slaughter.

The adjoining rivers are renowned for trout fishing and bird life, such as ducks pheasants and quail with unlimited, stop banks and river access, in several directions. The rivers are Tukipo/ Maharakeke and Tukituki. Potential for 4×4 driving or jet boating, and trekking and hiking. 1 km gets you to the comprehensive limestone cycle and walking tracks that traverse many kilometres in different directions. The Ruahine ranges that are Popular for deer and pig hunting are one hour away maxximum and several beaches are within one hours drive.
