Private Sale – For Sale by Auction! 

Listed is excited to offer Auction services for private sales throughout NZ!  

Selling by Auction is a popular choice for many Vendors.  Auctions generally only attract genuine buyers and can result in a sale price above the market expectations.  

Many people feel that they MUST sign up with an agent if they want to sell by auction…. however this is not the case!   

Listed has partnered up with Property Auctions NZ and the ‘Celebrity Auctioneer’ Allan Myers to provide a range of Auction options. 

Auction Options Available: 

Nationwide Live streaming Auction -$895 including GST.  

A nationwide service which provides the excitement of a real time live streamed auctioneer with the power of the Internet. This is all done virtually from a remote location. Bidders can bid from anywhere in the world from any internet connected device. All online bidders go through a strict due diligence process before they can bid and purchase at Auction.  The Auctioneer will liaise with your solicitor who will prepare the ‘Particulars and Conditions of Sale of Real Estate by Auction’ document on your behalf. Your property can only be sold after reaching or surpassing a reserve set by you in writing.  The Auctioneer will sign on behalf of the Vendor and Seller, request the deposit is paid and forward the legal documentation to you and your solicitor. 

Optional Add-On:  

  • Onsite or In-Room Auction (Auckland Region only) combined with Live Streaming- plus $300 including GST.  

Auction can he held on-site or In-Rooms in Central Auckland enabling both online bidding and in person bidding.  Where possible Auction bidding will be projected onto a wall or Television at the location.  

2. ‘Nationwide Timed Auction: $650 Inc GST.    

 A nationwide service similar to a TradeMe style auction, customised for the additional legal requirements for property and designed to be binding on the successful purchaser.  This enables bidders to bid from any Internet connected device from anywhere in the world. All online bidders go through a strict due diligence process before they can bid and purchase at Auction. The Auctioneer will liaise with your solicitor who will prepare the ‘Particulars and Conditions of Sale of Real Estate by Auction’ document on your behalf. Your property can only be sold after reaching or surpassing a reserve set by you in writing. The Auctioneer will sign on behalf of the Vendor and Seller, request the deposit is paid and forward the legal documentation to you and your solicitor.  

3.  Traditional Auction Service $895 inc GST  

(Auckland Region only)  

A traditional Auction service run by an experienced property Auctioneer. Auction to take place On-site if your property is in the Auckland Region. The Auctioneer will liaise with your solicitor who will prepare the ‘Particulars and Conditions of Sale of Real Estate by Auction’(the document) on your behalf.  Your property can only be sold after reaching or surpassing a reserve set by you in writing. No online streaming service provided. The Auctioneer will sign on behalf of the Vendor or Seller if not available in person, request the deposit is paid and forward the legal documentation to you and your solicitor. 

Listings for properties that are ‘for sale by Auction’ will be linked to the AuctionsLive platform.  An experienced Auctioneer and a former award-winning real estate agent will manage the Auction and guide you through the process.  

Advantages to Selling by Auction: 

  • Only genuine buyers who are ready to purchase will be attracted 
  • Buyers can submit Pre-Auction Offers. Refer these to your solicitor. 
  • Removes the need for Vendors to enter into negotiations with buyers 
  • Allows bidders and ‘the market’ to determine the price of the property, not an appraisal or valuation.  
  • Bids at auction are unconditional and legally binding. 
  • If the final bid does not pass the reserve price you do not have to sell. You can change the method of sale to invite conditional offers. 

Tips for Selling Privately by Auction: 

  • Marketing your property effectively is critical. This includes investing in good quality professional real estate photography, a professional roadside sign and On-line Marketing on property portals and social media. Listed’s Ultimate listing and Roadside sign are recommended if selling by Auction. 
  • Involve your solicitor early and have them review all documents before you sign them. Your solicitor can also review pre-auction offers and negotiate on your behalf. 
  • Prepare your documentation ready for buyers, such as: LIM report, Certificate of Title, Disclosures. 
  • Research the value of your property in the current market to determine the Reserve price for your sale.  Discuss this with the Auctioneer.
