Here is my personal description:
It has 3 bedrooms, 2 bathrooms, a conservatory, pellet fire, gas heated water (continuous flow), plus a large garage with space for 2 cars, plus a workshop that another car or two could be squeezed into, plus an insulated studio (another 2 cars in size), which we have previously utilised as a double-sized sleepout.
The concrete driveway and large parking/turning/playing area behind the house was renewed a few years back as an earthquake insurance claim.
The above professional evaluation came in at $375,000. This is below the expected market value, which I am told should be more like $450k, because it has evolved into a bit of a man-cave over the past couple of decades. Whilst the house is fully functional, most of the rooms could do with a makeover and the living areas are overdue a renovation - Something I’ve been told would more than pay itself back.
